What's covered, and how often.
Regular maintenance is included for every villa and common area, at a cadence that follows Rayong's two seasons — high season (October–April) and low season (May–September).
High season (Oct–Apr): peak occupancy, so pool and garden checks run daily.
Pool maintenance
Daily- Water quality checked and pH balanced to standard.
- Chemicals topped up whenever needed.
- Surface and vacuum cleaning, with extra chemical treatment as needed.
- Ongoing service and general maintenance of pool machinery.
Gardening
Monthly minimum- Lawns cut at least once a month under normal conditions (barring heavy rain or flooding).
- Flowerbeds in common areas and around each building cleaned at least monthly.
- Trees, bushes and flowers tended to as needed.
- Major tree cutting scheduled at the start of low season.
- Garden waste always cleared and kept out of sight.
Security guard
2 guards, nightly- Two guards on duty at night across both TDV 1/2 and TDV 3/4.
- Gate kept staffed and closed between 24:00 and 06:00.
- Regular guard rounds through the village overnight.
Vacant house care
MonthlyFor any villa standing empty more than a month:
- Cleaned and ventilated once a month.
- All taps and connection points checked for leaks.
- Wardrobes and cabinets left open, mattresses aired out.
- Terrace furniture moved inside and cushions ventilated.
- Bathroom windows left open at all times.
Pest control
Monthly- Bushes around every building sprayed.
- Wooden fittings on terraces, kitchens and bathrooms treated.
- Pests beneath houses eliminated by gassing.
- Owners and guests notified at least three days ahead of any treatment.
Tax & insurance
Ongoing- Premise tax paid according to law.
- Villas kept fully insured, with premiums paid on time.
- Public liability insurance provided and maintained.
- Buildings, pools and common‑area infrastructure kept insured.
